Why Hire a Real Estate Agent for New Construction

When it comes to purchasing brand new Columbus GA real estate in the form of new construction, you may think you don’t need a real estate agent. After all, the builder has agents to help you throughout the process. Yet the reality is that for each and every real estate transaction, it’s always a good idea to have an agent specifically working for you to ensure you get the best out of the experience.

New home builders always have agents ready to work with you and they can be useful for helping you find the right lot and home design, but they’re still the builder’s agent and are working on behalf of the builder. They’re not going to be likely to work to get you the best deal on everything and help save you money.

In fact, before you start anything official, have your own agent and take them with you for the first official meeting. One reason is that the builder (aka the seller) will be responsible for paying the commission, and needs to know if you’ll have a real estate agent representing you. By bringing your agent along from day one, there’s no confusion as to who is paying commission and without the agent there, some builders may not want to pay your agent a commission if they’re not there from the beginning.

Other reasons to have an agent representing you are similar to buying any property. They can help negotiate for you. With new construction, you’re getting to choose the colors and materials, but an agent may be able to negotiate an upgrade for you or a better price on a certain paint color or sink.

The same goes for negotiating finances. Builders typically have preferred lenders, and in some cases, they may be the right lender for you. However, your agent can help you shop around and find the right lender. Regardless, they’re looking out for your best financial interest.

Finally, while many reputable builders will insist on a final walk-through inspection, not all will and there can sometimes be as many problems with a new build as with a pre-owned home, so your agent will push to insist on a proper home inspection to make sure everything is up to code and working properly so you won’t have to deal with problems early on and have to push the builder to take care of items covered (hopefully) under the warranty. The official home inspection will give you more peace of mind that you’ll  be enjoying your new home without new problems constantly popping up.

A builder’s agent is definitely worth talking to to learn more about the various communities, available lots, home designs and more, but when it comes down to making those big choices and starting the official process, be sure to have your own real estate agent there to help you with Columbus GA real estate issues ranging from financing to finishing touches.
