Things to Know Before Buying a New Home

When exploring options in Columbus GA real estate, some buyers gravitate to new homes, thinking there are fewer risks to contend with compared to older homes. In general, this is true, though the building process may have its own issues with delays and budgets. Still, a new home that is well built does provide peace of mind and more of the modern construction and technology features people want in a home. So if you’re looking to purchase a new-construction home, here are some things to keep in mind to ensure you really do get a wonderful new home.

First off, research any builders you’re considering. Visit their model homes, look for reviews online, check with state licensing boards, and look for local court records that may show if there have been problems. If they have built homes in other nearby neighborhoods and communities, go look around and consider even ringing a few doorbells to get some feedback from their customers.

Once you do choose a builder, get everything in writing. You want a detailed contract laying out every aspect of what the builder promises to do and what will happen if there are delays and deadlines aren’t met. Don’t just take their word for it; have everything spelled out in writing in the official contract before you sign anything.

This brings us to the next thing to keep in mind: use experts. Obviously, you want experienced builders and they will have their own sales agents. However, you should use your own agent, as well as a lawyer and a home inspector. You want people who are working for you, not the builder. This ensures you don’t miss any important details. Having a team specifically working to look out for your best interests is vital, even with respected builders. They will likely do a home inspection, but having your own independent inspector will help ensure there aren’t problems or that they’re taken care of before the final closing.

Builders will also have their own preferred lenders, and building a home from scratch does require some different financing. Have a clear understanding of the types of loans you’ll need and do check with other lenders, because you may ultimately find a better deal, despite any incentives the builder may have. It’s important to get this sorted out early in the process, because you’ll be paying for the land and the construction before the regular mortgage, so it’s important to have the best deal possible, right from the start.

Finally, be conscious of any upgrades and add-on options. While you may want and need some, it can be easy to get carried away with the small additions and upgrades that can soon add up and break your budget. Have a solid budget and make sure you’re getting a quality home in a good location. You can always do some upgrades later once you’ve lived in the home and have a better feel for it.
