Houses and the Appliances Included

When buying existing homes, Realtors in Columbus GA will be able to tell you which household appliances may be more likely to be included in the sale of a home and which aren’t. Of course, there are no hard and fast rules when it comes to existing homes, as sellers are free to take any of the appliances with them. New home construction, on the other hand, frequently includes many of the major appliances.
When buying an existing home, you’re more likely to have appliances such as stoves, ovens, and even built-in microwaves included with the home. The general approach is that if it needs more than just unplugging and is built into the home in some way, it is more likely to remain. Besides certain kitchen appliances, this includes HVAC systems, curtain rods and blinds, cabinets, ceiling fans, and most light fixtures, though more decorative light fixtures may be taken with the seller. However, always have your agent check and confirm in writing, which items are remaining and which are going. Never assume that any appliances are staying.
Those appliances less likely to remain are washers and dryers, refrigerators, stand-alone microwaves, window-unit air conditioners, and above ground hot tubs and swimming pools. If you don’t have these items, especially the more essential ones, it’s important to budget them into the homebuying costs.
Of course, some sellers may include appliances in the sale if they’re planning on upgrading or don’t want to move a large item that may be past its prime. There’s also the option to negotiate if there’s a certain appliance or even furnishings that you’d like to include in the sale. By asking, you may give the seller a good reason to finally upgrade if they’ve been considering it and they may be more open to including the appliance(s).
With new home construction, you’re more likely to have certain appliance packages included. These tend to include the stove, oven, and a built-in microwave, and may include a garbage disposal and dishwasher. Lighting packages are also sometimes included, allowing you to have more of a say in the light fixtures. However, refrigerators, and washers and dryers are less likely to be included, as these are appliances that many people prefer to pick for themselves, based on brand, style, etc.
Your best bet when determining which appliances are going to be included and which aren’t is to have your Realtors in Columbus GA specifically ask.
