Bi-level Homes vs Split-level Homes

There are a variety of homes for sale in Columbus GA and sometimes the terminology can be confusing. Two options that can often lead to confusion are bi-level homes and split-level homes. Both are great choices, depending on your needs, though they’re likely to be older homes, as neither floor plan is common in new builds. However, both can be updated to create attractive, modern-looking homes that give you a solid return on your investment and are wonderful places to live.

The bi-level home is slightly more common, but differs from a regular two-story home in that there is usually a raised entrance at the center of the home, with stairs leading up and down to the two levels. Often, the lower level is partially below ground and may connect to the garage. It is common in areas where you have uneven lots, so part of the home looks more like a single story, and part of the home looks like two stories. However, there are usually windows at ground level on the lower level to let in natural light and prevent the space from feeling dark and enclosed.

In some cases, the bi-level home has the main living area on one level, and the bedrooms on another level. In other instances, you may have the kitchen, dining room, and more formal living room, along with most of the bedrooms on the upper level, while the primary bedroom, and a more casual family room are on the lower level, which will also connect to the garage. Layouts vary, so you’ll need to find one that works best for your lifestyle and comfort.

Split-level homes are usually three levels instead of two, though they are also sometimes built into uneven lots with a partially exposed basement level. They also tend to have a raised entrance in the middle of the home, with one level at the entrance and shorter stairs leading to the additional levels. A typical layout has the living area on the main level,which includes the kitchen, dining room and a more formal living room. Then the upper level usually has the bedrooms, while the lower level includes a more casual family room or rec room and may include an additional bedroom. There is also usually some storage space on this level, which may include the garage.

Both styles of home were convenient for giving people more space on a smaller lot and were built primarily from the 1950s to the 1970s/80s. Split-level homes sometimes have smaller rooms because of the way they’re divided. However, there are multiple ways the split-level can be built, so you may find a layout that provides the space you need. A bi-level home may sometimes be as spacious as a more traditional two-story home, but again, it depends on the layout.

While these kinds of homes aren’t built as frequently now, they can be a great option for someone looking to purchase one of the homes for sale in Columbus GA. The stairs may not be ideal for some buyers, but overall, these homes are still appealing and can be updated, if necessary, to become comfortable and convenient contemporary homes that offer a lot of options for your lifestyle.
